Best Nashville Neighborhoods for Airbnb Investors: How to Compare the Areas

Compare Downtown, SoBro, Germantown, East Nashville and other areas for STR investments, without confusing location with legal eligibility.

The best Nashville neighborhood for an Airbnb investment depends on who you want to host, what the property costs, and whether the exact location and unit support your intended rental use. There isn't one universally best ZIP code, and buying closest to Broadway doesn't automatically produce the strongest investment.

An investor searching Nashville short-term rentals should compare micro-markets, not just neighborhood names. Here is how to think about several areas commonly discussed by STR buyers.

Downtown, SoBro and The Gulch: convenience comes at a price

The appeal is straightforward: visitors who prioritize entertainment, conventions, restaurants and access to core downtown destinations may value proximity. Condo-style properties and newer townhome products can offer a relatively convenient guest experience.

But high purchase prices, HOA dues, parking fees, elevator dependence, association rules and competing inventory can change the underwriting. An attractive rooftop view doesn't eliminate those costs. In condo projects, financing and project eligibility can be as important as location.

Compare each unit on its actual documents, parking arrangement, amenity access and guest arrival experience. Do not assume a downtown address establishes STR eligibility.

Germantown and nearby north-side corridors: walkability and design

Germantown's restaurants, neighborhood character and proximity to downtown make it worth researching for certain guest groups. But nearby streets are not identical. Walking comfort, construction, parking, noise exposure and property type change rapidly over relatively short distances.

For larger homes marketed to groups, check whether the sleeping layout is comfortable for the advertised capacity, not merely whether the listing can technically advertise a certain number of guests.

East Nashville: neighborhood demand and block-by-block differences

East Nashville can appeal to travelers interested in restaurants, music, independent businesses and a more neighborhood-oriented stay. But the term covers very different blocks and property types—from established homes to newer infill products near busier roads.

Look at the guest's actual drive time to destinations, the immediate street, property access and outside gathering space. An outdoor amenity may help one property stand out, but maintenance, neighbors and noise need to be considered alongside expected revenue.

Wedgewood-Houston, The Nations and emerging corridors

These areas can offer different price points, layouts and access patterns. Investors sometimes try to price in future development announcements. Be careful. A neighborhood's expected growth can influence long-term appeal, but it doesn't establish next year's rental income or remove current construction inconvenience.

Consider the existing guest proposition today: what is walkable now, how guests will arrive, which competing rentals are nearby, and what a visitor is actually paying for.

Don't use neighborhood labels as permit filters

Metro's NOO permit framework is property-specific. New permits are limited to enumerated zoning categories and conditions; some residential districts prohibit new NOO permits while historical operations may have different circumstances. SP/PUD plans and private HOA rules add another layer. A single neighborhood may contain several zoning conditions and legal ownership formats.

Check Metro's permit eligibility resources and our Nashville STR zoning explanation for the correct process.

Build a better comparison than "price per bedroom"

Create a short evaluation sheet for each candidate:

Question

Why it matters

Which guest group is this property designed for?

Drives layout and amenities

How will guests arrive and park?

Shapes reviews and operating friction

What are the buyer's total fixed costs?

Controls downside exposure

How do the bathrooms and gathering space compare?

Matters for groups

Is the proposed rental use supportable?

Determines the premise of the investment

What is the operating history, if any?

Supports an income estimate

Compare actual revenue records when available. If two otherwise similar properties are in different locations, examine whether the price difference is justified by a credible difference in nightly rate, occupancy, operating expenses or resale appeal.

Explore the market: Use our Nashville Airbnb properties for sale search to compare locations and save the candidates worth investigating. Then review the revenue analysis and NOO permits guide before making a location-based investment assumption.

Neighborhood discussion is not a representation that a particular parcel or building permits short-term rental use.
