National exposure.

Access to a network of 600,000 investors expands the potential audience for your Nashville STR. Jack develops the outreach around the property’s price, location, operating profile and likely buyer.

The work starts before distribution: organize the performance record, clarify the offering and show investors how to evaluate it. Network size describes potential reach; the campaign and distribution are tailored to each listing.

SELL YOUR NASHVILLE STR

Make the opportunity
easy to understand.

Prepare for the questions an investor will ask: What is included? What has the property actually earned? What will ownership cost? And what has to happen for the next owner to operate it?

01 / PERFORMANCE

The operating record.

Organize monthly revenue, expense records, occupancy and reservations. Explain the period covered, identify owner use and distinguish actual results from projections. Buyers need a basis for their own analysis.

02 / PRESENTATION

The guest experience.

Photograph the spaces guests book for: the sleeping configuration, bathrooms, gathering areas, rooftop, amenities and location. Pair that presentation with a clear inventory of furniture and equipment included in the sale.

03 / DISTRIBUTION

The investor audience.

Match the property with relevant investor and broker relationships. A furnished condo and a large rooftop rental have different price points, operating requirements and buyer profiles. The marketing should reflect those differences.

THE INVESTOR PACKAGE

Prepare the information
that moves a decision.

Give buyers a useful starting point for due diligence. Jack helps assemble the property documents and operating information, identify gaps and plan when sensitive records are shared with prospective buyers.

FROM PRICING TO POSSESSION

A sale strategy
with every step considered.

Your preferred closing date, existing guest stays and next use of capital affect the sale. Build those considerations into preparation, pricing, showings and the negotiated handoff.

01

Establish the investment story.

Review the property, operating history, current competition and your timing. Set a pricing strategy supported by the asset’s condition, comparable sales and the information buyers will underwrite.

02

Prepare the evidence.

Organize income and expense records, occupancy, future reservations, furnishing inventory, management agreements and available permit documentation. Identify missing information before buyers ask for it.

03

Bring the asset to market.

Build the presentation around guest experience and investment fundamentals. Coordinate photography, property copy, investor outreach and broker distribution around a single, accurate story.

04

Manage the offer through the handoff.

Evaluate price alongside financing, contingencies and execution. Coordinate inspections, documentation and the agreed plan for furnishings, bookings, management and possession.

BEFORE YOU LIST

Common STR seller questions.

What should I prepare before our first conversation?

The property address, your preferred timing and a summary of its current operation are enough to start. Operating statements, management agreements, furnishing details and available permit records help make the pricing and marketing discussion more specific.

Can I market the property while it is operating?

Discuss bookings and guest commitments before launch. Photography, showings, inspections and the closing date need to be coordinated with the operating calendar and the agreements in place.

Does my STR permit transfer to the buyer?

Do not assume it will. Nashville permit and ownership rules require property-specific review. Review the proposed transaction with Metro and appropriate counsel before representing that a buyer can continue the existing rental use.

Will the buyer keep my furnishings and reservations?

Those details must be negotiated and documented. Confirm what is included, what third-party platforms or providers allow, and how bookings, deposits, management and access will be handled.
