Your information.
Accounts and saved items
When you create a profile, we store your sign-in identifier, verified email, name, phone number, favorites and saved search filters in the site database. Each account can access only its own saved items. The private owner workspace is protected by Cloudflare Access.
When the Repliers account connection is enabled, your name and verified email are linked to a Repliers client record, and favorite property identifiers are synchronized with Repliers to support these features. Saved search filters remain on this site and are used to display matching properties. Buyers can opt in to on-site property updates. Email updates are sent only when available and explicitly enabled by the buyer. Creating a profile does not subscribe you to marketing.
What this site collects
When you submit an inquiry or request the guide, we collect the name, email, phone number when requested and message you provide, along with the related property or source page, your contact consent and submission time. We also store an optional answer about how you found us and limited first-visit attribution: the referring domain, landing-page path and UTM source, medium, campaign, content and term tags. This can identify referrals from AI tools when that information is available; it cannot identify every AI-assisted visit.
How it is used
Your information is stored in a private lead database so Jack Costigan’s team can review and respond to your request. Inquiries go to Jack’s team, not the listing agent. Email notifications may be used to help the team respond. Access to the lead inbox is restricted to the site owner.
Investment calculator
Signed-in users can open the calculator using their existing account without submitting another email or creating a new inquiry. Visitors who are not signed in enter an email address, stored in Jack’s private inquiry inbox. A separate optional checkbox records whether you want investment follow-up. Access alone does not subscribe you to marketing. Email entry is not ownership verification. An essential access cookie remembers this browser for 30 days.
Underwriting assumptions are calculated in your browser. If you choose “Save to my account,” the selected scenarios are stored with your account and available to Jack’s team. When you sign in or create an account from a scenario, we retain a temporary encrypted-in-transit server copy for up to seven days so email verification can return you to your inputs, including on another device. Retrieval requires the same verified email and a private draft link. Saving to your account is still a separate action. Financial assumptions are not sent to Google Analytics or Meta. You may explicitly save analyses on this device, restore them or delete them from the calculator. Exported files remain under your control. Short-lived request limits help protect the access form from abuse.
Property updates and follow-up
When you enable account updates, we match observed listing changes to your saved properties and searches. You can change those preferences in My account. Jack’s private dashboard stores inquiry stages, follow-up dates and team notes. Email property updates require your explicit opt-in and include unsubscribe controls.
A first-visit attribution record is kept in session storage in your browser and attached only when you submit a form. Your favorites, inquiries and search preferences are stored on the server, not just on your device.
Optional email recommendations
You can separately subscribe to weekly opportunities, monthly market reports, educational emails and personalized reminders in your account. If you enable personalized reminders, we record your signed-in visits and the properties you view for up to 30 days to help you resume your search. Turning reminders off deletes this activity history. Account creation and an inquiry do not automatically enroll you in these emails. Resend delivers our emails, and unsubscribe controls are included.
Your buyer journey
Our private buyer workspace brings together your requested resources, account actions, saved investment scenarios, inquiry history, advisor notes, confirmed appointments and the exact emails sent through the connected system. Resend delivery events may report delivery, bounces, opens and clicks; an open report is not proof you read an email. Replies to our configured receiving address are recorded with the conversation.
Buyer-email signup is optional. Resource-only contacts confirm their email choices through the preferences link before nurture begins. If you choose buyer emails, signed-in visits and property views help us tailor follow-up. Detailed browsing events are retained for up to 30 days and removed when you unsubscribe from buyer emails. Business records such as requests, saved items, meetings and messages remain available to support the relationship. You can change buyer-email preferences using the link in any buyer email. Listing alerts have separate account controls.
Third-party services
The website is hosted on Cloudflare, and property data and images come from Repliers. Interactive maps are provided by Google Maps. Loading those resources sends ordinary connection information, such as your IP address, to those services. The Nashville STR Guide is available as a PDF download from this website.
Optional website analytics
When enabled on our production website and with your permission, Google Analytics 4 measures public page visits, property views, completed buyer profiles, saved properties and searches, activated listing updates, and accepted inquiries. Google Tag Manager loads these analytics tools only after you choose to allow analytics. Declining does not affect browsing, accounts, saved items or contacting Jack.
Analytics events use public MLS identifiers and fixed action categories. We do not send names, email addresses, phone numbers, messages, saved-search names, free-text searches or authentication tokens in these events. Page URLs exclude query strings and fragments. Google may process ordinary connection and device information and use analytics cookies to distinguish visits. We do not enable advertising personalization, Google Signals or user-provided data collection.
Your analytics choice is saved on this device for up to six months. You can change it using Analytics preferences in the footer. Withdrawing consent stops future analytics collection and removes this site’s Google Analytics cookies; it does not delete previously collected reports. We also treat Global Privacy Control and Do Not Track signals as a decline. Analytics is excluded from non-production environments, administrative pages and sign-in callbacks.

Optional advertising
When advertising measurement is enabled, you can separately allow Meta Pixel and Conversions API to measure public page visits and confirmed actions, such as a resource request, account creation, saved item, booking, attended consultation, qualification or completed transaction. This choice is separate from analytics and email subscriptions. Declining does not affect the website or contacting Jack.
With permission, we share a random identifier, action type and time, a public page path without query strings, ad campaign identifiers, ordinary connection information and hashed email for matching. Hashing does not make an email anonymous. We do not send your calculator assumptions, purchase budget, message text or saved-search details. Meta may use this information to match events to accounts, measure ads and show relevant follow-up ads. Our contact audiences change as your relationship with Jack changes.
Your choice lasts up to six months. You can withdraw it below or in the footer. We stop future events and request removal from our uploaded audiences. This does not erase events already received by Meta. Global Privacy Control and Do Not Track are treated as a decline. Expired matching information is cleared from our advertising records.
Scheduling
Choosing a consultation opens Calendly. When you arrive from an identified website journey, we prefill your name, email and phone number and include a private reference to connect the appointment to your request. Calendly sends confirmed bookings, cancellations and reschedules to our CRM. Attendance and buyer qualification are recorded by Jack; the passing of an appointment time does not mark it attended.
