Current-year benefit stays N/A until all inputs, supported dates and CPA confirmation are supplied. Acknowledgment here does not independently verify eligibility. Loss limitations may apply. Tax values never increase NOI, cap rate or pre-tax returns.

Rule review: October 12, 2026; next review by January 12, 2027. The IRS describes 100% bonus depreciation for certain qualifying property acquired and placed in service after January 19, 2025. This model does not automatically select a rate or cover older acquisition rules.

How this calculator works

NOI = entered revenue − operating expenses, including platform fees only when revenue is gross. Management and percentage budgets use the entered revenue basis. Cap rate = NOI ÷ purchase price. Cash flow = NOI − debt service − replacement reserves − any reserve-spending shortfall. Cash-on-cash = cash flow ÷ total initial cash. DSCR = NOI ÷ debt service; all-cash DSCR is N/A.

Debt service uses monthly amortization or an interest-only schedule with a balloon at maturity. Break-even revenue solves for zero cash flow after reserves with the same variable-fee assumptions. Initial reserve funding and contributions remain a cash pool until spent; unused funds are returned on sale. Equity multiple compares positive distributions with initial and subsequent cash contributions. IRR uses annual end-of-year cash flows plus net exit proceeds.

Revenue and percentage expenses grow together. Fixed costs, dollar reserves and reserve spending use expense inflation. Sale proceeds subtract selling costs and remaining debt. Taxes, depreciation, refinancing, transaction-specific lender limits and tax recapture are not part of pre-tax projections. Zero costs mean explicitly excluded costs; actual results may differ.
