Buying an Existing Nashville Airbnb vs. Launching a New STR
Compare buying an operating Nashville Airbnb with furnishing and launching a new STR, including income history, permits, capital and risk.
Would you rather buy a Nashville Airbnb that's already operating or purchase a property and launch your own? There's no universal winner. An existing Nashville Airbnb offers history; a new STR offers greater control over the initial design and operations. But each has a different set of regulatory, financing and execution risks.
The choice should start with your investment brief: how much cash you're committing, how quickly you need the rental operational, and how comfortable you are managing uncertainty.
What you gain from an operating property
A furnished, operating rental can provide monthly financial records, booking history, guest feedback, and an existing maintenance schedule. Those are meaningful advantages if the records are complete and the operator has been consistent.
It may also save months of furnishing, installation and launching—especially if the furniture is included and the management plan remains workable.
But don't confuse continuity of furniture with continuity of permits, accounts or bookings. The buyer's legal structure and the platform's rules must be examined separately. A property that operated legally for the seller does not automatically support the same use under a different owner. Read our NOO permit guide before pricing a business premium.
What you gain from a new launch
A buyer starting fresh can establish a design, photos, amenities, pricing plan and operational standards without inheriting worn furnishings or a stale brand. A new listing may have strong visual appeal from day one if the concept is well matched to the target guest.
The tradeoff is uncertainty. You may need months to establish operations, build reviews, learn true demand and resolve expenses that a seller would already have encountered. Any revenue forecast is a projection until guests stay and pay.
And a new STR cannot simply begin advertising before the applicable permit is in place. Metro states that the required STR permit must be issued before advertising. Use the current application instructions when evaluating a new launch.
Compare capital needs honestly
A supposedly turnkey property may still need a substantial design refresh, better mattresses, new photos, exterior maintenance or technology upgrades. A new build may include certain warranties but still require full furnishing, inventory, operating reserves and amenity setup.
Build two separate opening budgets:
Operating purchase: price, closing, any legal/entity work, furnishing replacement, booking handoff, transition costs and reserves.
New launch: price, closing, design/furnishings, kitchen and linen inventory, photography, permits, utility setup, marketing, opening downtime and reserves.
Neither list should assume immediate full occupancy. This is why calculating cash flow under the buyer's costs is more useful than comparing seller revenue to an unsupported forecast.
Management and reviews are separate assets
If the seller's property uses a capable third-party manager, explore whether that relationship can continue, at what price, and with what contractual rights. If you want to self-manage eventually, budget for systems and an orderly transition.
Airbnb's account-transfer rules are separate. Account ownership and reservations cannot simply be moved between different host accounts. The booking and review transition guide explains why a contract shouldn't promise what a booking platform doesn't permit.
Which strategy fits which buyer?
An investor prioritizing an established operating record may prefer an existing STR, provided title/entity and permit diligence support the structure. A buyer seeking creative control may prefer a new project, provided the use is supportable and sufficient capital is available for a slower opening period.
Some of the best decisions are to pass on a property whose revenue assumptions only work in a perfect year. Neither turnkey convenience nor brand-new finishes make a weak acquisition price acceptable.
Explore both paths: Start with the Nashville property search to see how listings are marketed, then use the buying guide to evaluate whether an operating business premium is supported or a new launch is the better fit.
