Airbnb Bookings, Reviews and Accounts: What Transfers When a Property Sells?

What happens to Airbnb reservations, reviews, host accounts and management when a Nashville STR sells? Understand the actual platform limits.

An operating Nashville Airbnb can have hundreds of reviews and months of reservations on the books. Those may be valuable to a buyer, but future bookings, guest reviews, host accounts, and property ownership do not all transfer the same way. This is one of the most important handoff details to resolve before signing a purchase agreement.

Start with the actual platform policy, then distinguish what the seller controls from what a manager or booking platform controls.

Can an Airbnb account be transferred to the buyer?

Airbnb's account-transfer guidance says host accounts cannot simply be transferred to another person or host. It also says reservations can't be moved from one host account to a different host account.

That means a purchase contract promising "Airbnb account and all bookings convey" can be inaccurate even when both parties intend a smooth handoff. A new owner's legal rights in the property do not automatically create rights in the seller's Airbnb account.

What about reviews?

Reviews are tied to the platform's listing/account relationships, not a detachable asset the buyer can simply take possession of like furniture. Airbnb explains that home reviews appear in connection with the listing owner and the applicable host profile. Changing the primary host or co-host roles is different from transferring ownership of an account. See Airbnb's primary-host guidance and review information.

Don't value review continuity until the operator and platform have confirmed the actual post-closing arrangement.

Management continuity can help—but it needs documentation

Some operating properties have a third-party manager handling the listing, pricing, communication and turnover. If the buyer retains that company under an approved arrangement, the operational transition may be simpler than opening every system from scratch.

But a management company's willingness to remain does not guarantee every reservation or review survives a change of legal ownership. Confirm who is the listing owner, who is the primary host, which accounts hold the reservations, and exactly which rights the manager has. Review the current contract and the platform's applicable rules.

If management is changing, prepare an alternative plan for guest communications, refunds, deposits, access codes and replacement reservations. The responsibility for honoring guest commitments should be allocated in the purchase documents.

How to diligence forward bookings

Ask for a booking export that distinguishes:

  • Guest stay dates and reservation status.

  • Amount collected versus amounts still due.

  • Cancellation policy and potential refunds.

  • Taxes, cleaning fees and management deductions.

  • Owner-blocked dates and non-revenue nights.

  • Who receives or holds deposits and payouts.

A forward-booked calendar is not the same as guaranteed future owner income. The purchase agreement should explain what happens if a booking cancels, the platform doesn't permit continuity, or a management arrangement ends.

What should the purchase agreement address?

Coordinate with counsel on the furnishing inventory, business contracts, future-booking treatment, guest liabilities, payouts, cancellation responsibility, transition dates, logins and intellectual property. If the transaction is an LLC membership-interest purchase, the analysis still needs to distinguish the entity's assets from individual platform account rights.

A MIPA does not override Airbnb's platform rules. See our Nashville LLC/MIPA guide and the STR buyer's guide for the other diligence layers.

Protect the guest experience during a sale

Guests don't care how the closing was structured; they care whether their stay is honored, their questions are answered, and they can access the property. Make sure the seller, manager, buyer and appropriate professionals have a documented transition process well before the closing date.
