Nashville STR Financing: DSCR, Commercial and Conventional Loans
Compare Nashville STR financing options, DSCR underwriting, condo and MIPA challenges, closing credits, reserves, and lender questions.
Nashville STR financing isn't one loan product. The right lender and structure depend on the property, borrower, title, association, income documentation, and whether the buyer is purchasing a deed or membership interests in an LLC. That last distinction is easy to overlook—and can derail a transaction late in the process.
The starting point is not "What's your rate?" It's "Can your lender close this exact transaction?"
DSCR loans: cash flow is central, but definitions vary
A debt service coverage ratio, or DSCR, generally compares qualifying property income with required debt service. However, lenders can use different income sources, expense assumptions, short-term-rental history, appraisal methodologies, reserve requirements, and minimum ratios.
For a furnished STR, ask whether underwriting accepts historical booked-and-stayed revenue, appraiser market rents, a supported short-term-rental income analysis, or another measure. Do not assume your seller's Airbnb dashboard qualifies as lender income.
In a simple illustration, if a lender measures $90,000 of eligible annual income against $75,000 of annual debt obligations under its formula, the ratio is 1.20. The actual lender calculation may use a different definition of income, taxes and insurance. Get the formula in writing.
Non-warrantable condos can narrow the financing pool
Many Nashville investor properties are legally classified as condominium units even when they look like townhomes with separate entries and rooftop decks. Condo project eligibility can become the bottleneck—not the borrower's credit or down payment.
Lenders may examine investor concentration, short-term-rental activity, insurance, litigation, budget/reserves, control of common elements and the project's governing documents. A conventional program may decline a transaction that another lender can finance with non-QM, DSCR, portfolio or commercial terms.
Before you tour a dozen similar townhomes, send the lender a real example of the property's legal description and HOA/project information.
A MIPA requires an explicit conversation
A membership interest purchase agreement involves acquiring equity in the LLC that owns the asset, rather than a straightforward deed transfer. Not all mortgage programs or closing channels accommodate that transaction. The lender must understand the borrower and collateral structure, title position, existing entity liabilities, appraisal and documentation requirements.
If the lender says "We finance Airbnb properties," ask the follow-up: "Do you finance the purchase of 100% of an existing LLC's membership interests while title remains with that LLC?" Those are not equivalent statements. Read the Nashville MIPA guide before relying on a term sheet.
Evaluate the full cost of financing
A quoted interest rate is only part of the economics. Compare:
Required down payment and cash reserves.
Origination, underwriting and appraisal costs.
Points or rate-buydown costs.
Prepayment penalties and minimum interest provisions.
Fixed versus adjustable rates and refinance assumptions.
Closing timeline, entity requirements and title/insurance expenses.
A seller credit used to buy down a rate can be valuable, but its effect depends on the amount financed, expected hold period, lender rules and the pricing of the buydown. Calculate the break-even period rather than assuming a lower monthly payment is automatically the best use of a concession.
Stress-test the loan alongside the operating model
An STR can have a solid-looking gross revenue number and still produce negative cash flow after expenses and debt service. Model a weaker revenue year and higher costs. Consider what happens if refinancing takes longer than expected or if a property needs major repairs in year two.
When working with lenders, give them transparent revenue records rather than unsupported projections. And get a property-specific insurance quote early; some policies written for ordinary long-term rentals may not provide the coverage a particular STR operator needs.
