BUYER DUE DILIGENCE

What a Nashville STR listing can and can’t tell you.

A practical way to separate a promising description from the questions you still need answered.

Start with the exact words

“STR potential,” “Airbnb,” and “non-owner-occupied” describe different things. Save the precise wording from the listing and ask what documentation supports it. A furnished property or a history of guest stays is not, by itself, a complete answer about your intended use.

Match the opportunity to your ownership plan

If you plan to own the property as an investment without living there, owner-occupied language is material. Ask whether the described use depends on the seller living on-site, an accessory dwelling, or another condition that will not apply to you. Some properties shown may not qualify for your intended STR use. Independently verify eligibility before purchasing.

Ask for documents, not just a yes

Make a short request list: parcel identification, relevant permit records, association documents, recorded restrictions, and any written conditions affecting rental use. Confirm the address and unit number on each item. A rule for the development may not answer the question for a particular unit.

Keep permission and performance separate

Even when the intended use is supportable, it is a separate question whether the purchase meets your financial goals. Build your operating assumptions and acquisition costs independently. A listing’s revenue statement should lead to follow-up questions about dates, expenses, occupancy and supporting records.
