1. What exactly am I buying?

Confirm the legal unit, parcel, parking, common areas and any personal property included in the sale. Clarify what furnishings, accounts or operating materials are being offered separately.

2. What supports the proposed rental use?

Request property-specific documentation and ask which questions need direct confirmation from Metro Codes or an appropriate professional. Avoid treating the description as the final answer.

3. What can the association change?

Read the association’s current documents and ask about leasing restrictions, assessments, reserves and pending changes. Ask how those rules apply to this unit and your proposed operation.

4. What do the operating records show?

Separate gross bookings from cash actually received and from income after expenses. Look at a consistent period and account for refunds, owner stays, platform fees and management costs.

5. What will it cost to open?

Budget for furnishings, repairs, setup, professional advice and a working-capital reserve. An attractive purchase price can hide a substantial opening budget.

6. Who will operate it?

Compare the work and costs of self-management with a management agreement. Ask who handles guest issues, maintenance, cleaning quality and after-hours problems.

7. What is my fallback?

Consider what happens if bookings disappoint, repairs interrupt operations or the intended use cannot proceed. Decide which risks you can absorb before you decide what to offer.
