Selling a Nashville Airbnb: How to Prepare an STR for Investors
Selling a Nashville Airbnb? Prepare operating statements, permit history, furnishings, bookings, property marketing and investor due diligence.
Selling a Nashville Airbnb is not simply putting a furnished home in the MLS. Many buyers will evaluate two things at once: the real estate and the cash-flow potential of the operating property. The better you prepare both sides of the story, the easier it is for an investor to evaluate the asking price.
The goal isn't to dress up weak numbers. It's to present the asset accurately and remove avoidable questions before they interrupt a deal.
Start with a clean financial package
Buyers need monthly operating detail, not just a headline annual revenue number. Organize completed-stay revenue, future bookings, management statements, cleaning collections, platform deductions, utility costs, insurance, taxes, HOA dues, maintenance and owner-use dates.
If a property had unusual closures, a redesign, major repairs or a management change, explain when and why. A trailing twelve-month number may cover two different operating conditions. Make those periods clear rather than blending them into a projection.
Buyers will build their own return models. Give them enough information to understand yours.
Prepare the ownership and permit record
Gather the current permit, history, title/entity documents, zoning or approved development plan, and relevant HOA restrictions. If a transaction could be structured as an LLC membership-interest sale, the buyer's attorney will want entity documentation and a separate understanding of liabilities.
Do not market a permit as simply "transferable." Metro states permits are non-transferable, while its published LLC non-conveyance summary identifies specific entity-ownership circumstances requiring careful distinction. Explain the history rather than making a blanket legal promise. See our Nashville MIPA article and NOO permit review.
Photography should tell the property's actual guest story
Real estate photos matter, but so does how a future guest would use the space. Photograph the rooms, gathering areas, bathrooms, kitchen, outdoor amenities, parking and relevant views accurately. Show the sleeping configuration honestly and distinguish permanent beds from sleeper sofas or convertible spaces.
A premium presentation isn't synonymous with excessive editing. It means sharp images, consistent color, logical room order, and a clear explanation of what makes the guest experience compelling.
List exactly what is included
Furnished transactions need an inventory. Identify furniture, electronics, linens, kitchenware, outdoor equipment, smart locks, branded assets, software subscriptions, and any items excluded from the sale.
If fixtures or amenities are rented, financed, leased, subject to a service agreement or owned by the manager rather than the seller, disclose that early. A buyer won't know these details from the MLS description alone.
Handle guests and showings realistically
Showings, inspections and closing preparation often overlap with occupied weekends. Agree on access windows, guest communication and how late-booking requests will be handled. The goal is to protect guest experience while allowing legitimate buyer diligence.
Future reservations and review history demand a separate transition plan. Airbnb doesn't allow the routine transfer of host-account ownership or reservations between different accounts. Review the seller's actual management arrangement and the platform's rules before representing that bookings will continue after closing. Our booking-transition guide covers this in detail.
Price the business story without guaranteeing returns
An investor may assign value to a strong, supported operating history, but projected revenue is not cash in the bank. Explain what the property actually earned and where the assumptions begin. Evaluate comparables based on property condition, permitted-use circumstances, financing audience, amenities and operating economics.
An aggressive asking price with incomplete records often narrows the qualified buyer pool. More evidence won't automatically make a property more valuable, but it makes a serious buyer's decision easier.
